Terms of use

Last updated: 9 October 2026

General information only, not advice. ClearDA kits and the screener give general information drawn from official sources. They are not legal, planning, building, engineering or financial advice, and they are not a council's or building certifier's decision. Rules change, and council requirements, planning scheme overlays (such as flood, bushfire or heritage overlays) and site conditions vary from property to property. Each kit shows the date its sources were last checked, and doesn't cover changes after that date. Before you act, always confirm with your local council, a building certifier or another QBCC-licensed or suitably qualified professional, and use a licensed tradesperson where the law requires one.

1. Who we are

ClearDA is a business name of Christopher Leigh Inglis, a sole trader (ABN 28 500 456 852), Windsor QLD 4030. In these terms, "we" and "us" mean Christopher Leigh Inglis, trading as ClearDA. Kit means a downloadable information kit we sell (earlier versions of our site called these packs). Contact: info@clearda.com.au.

These terms apply when you use the ClearDA website and screener, and when you buy a job kit. When you buy, you'll be asked to agree to these terms at checkout.

2. What ClearDA is, and isn't

  • ClearDA gives general information about the approvals a Queensland building job may need, drawn from official sources such as Queensland legislation, Queensland Government material, the QBCC and council documents.
  • It is not legal, planning, building, engineering or financial advice, and it is not a council's or building certifier's decision. It doesn't consider your particular property, plans or circumstances beyond the answers you give the screener.
  • ClearDA can't give, grant or lodge any approval, and doesn't deal with council, a certifier or the QBCC for you. Only the relevant decision-maker can decide on your project.
  • Council requirements, planning scheme overlays (such as flood, bushfire or heritage overlays) and site conditions vary from property to property, and rules and fees change.
  • Before you act, always confirm with your local council, a building certifier or another QBCC-licensed or suitably qualified professional, and use a licensed tradesperson where the law requires one.

3. Your part

  • The summary and any kit depend on the answers you give. Please answer as accurately as you can.
  • Each item lists its official source. Read the source and confirm with the issuer before you rely on a fee, rule or timeframe.
  • Anything we couldn't check against an official source is marked UNVERIFIED. Where a council or the State doesn't publish an answer, the kit marks it "Confirm with council" and tells you who to ask and what to ask.

4. Accuracy and review date

Each kit and summary shows the date its official sources were last checked (the review date). We take care to reflect those sources accurately as at the review date. But sources change and mistakes can happen, and we can't promise the information is complete or right for your particular site, or that it covers changes after the review date. If you find an error, please tell us at info@clearda.com.au and we'll correct it. This section doesn't limit your rights under section 6.

5. Paid kits

  • The screener and on-screen summary are free. We sell three kinds of job kit (each a “kit” in these terms):
    • a standard kit for one job, from the standard jobs listed on our pricing page when you buy;
    • a house relocation kit; and
    • a bundle of all the standard kits listed on our pricing page, as at the date you buy (the house relocation kit isn't included).
  • Which councils each kit covers is shown on our website and in the kit. Where a council or the State doesn't publish an answer, the kit marks it "Confirm with council" and tells you who to ask and what to ask.
  • Current prices are shown in Australian dollars on our pricing page and at checkout. The price you pay is the price shown at checkout.
  • We don't sell consulting, project management, design, certification or lodgement services.
  • Payment is handled by Stripe. We don't see or store your full card details.
  • After payment you get a download link for your kit. The link works for 30 days from purchase, so please save a copy. Lost your download? For 30 days after you buy, use Get my downloads again with your checkout email and the receipt number from your Stripe receipt email. After 30 days from purchase, then email info@clearda.com.au with your receipt and we'll help.
  • We're not registered for GST, so no GST is charged, and our receipts aren't tax invoices.
  • Refunds: see our refund policy.

6. Your rights under the Australian Consumer Law

Our kits and services come with guarantees that can't be excluded under the Australian Consumer Law. For a major failure, you're entitled to a refund (or, for a kit, a replacement), and to compensation for any other reasonably foreseeable loss or damage. If a failure isn't major, you're entitled to have it fixed within a reasonable time, and if it isn't, to a refund. Nothing in these terms excludes, restricts or changes any right or remedy you have under the Australian Consumer Law or any other law that can't be excluded.

7. Limits on our liability

Nothing in this section excludes, restricts or changes your rights under section 6. Subject to that, and only to the extent the law allows:

  • Summaries and kits are general information. We aren't liable for loss that results from acting on a summary or kit without first confirming with your council, a building certifier or another QBCC-licensed or suitably qualified professional, as section 2 asks you to. This doesn't apply to loss caused by our failure to take due care and skill, or by a kit not matching its description.
  • We aren't liable for decisions made by councils, certifiers, the QBCC or other authorities, or for changes to laws, rules or fees made after the review date shown in a kit or summary.
  • We aren't liable for loss that wasn't reasonably foreseeable when you used the screener or bought the kit.

8. Intellectual property

  • The ClearDA website, screener, summaries and kits (their wording, layout and selection of material) belong to Christopher Leigh Inglis or his licensors.
  • Official source material stays the property of its owners and is used under their terms. Each summary and kit links to the original.
  • You may print or save your summary and kit for your own project, and share them with your certifier, council, builder or trades. Please don't resell, republish or copy them in bulk.

9. Fair use of the site

Please don't misuse the site, for example by trying to get around the payment step, overloading it or scraping it in bulk.

10. Privacy

See our privacy policy.

11. Changes

We may update these terms from time to time. The version on this page when you buy a kit applies to that purchase. Changes won't apply to a kit you've already bought, unless the change is only in your favour.

12. Governing law

These terms are governed by the laws of Queensland, Australia. You and we submit to the non-exclusive jurisdiction of the courts of Queensland. This doesn't take away any rights you have under the consumer laws of the state or territory where you live.

13. Contact

Christopher Leigh Inglis, sole trader, trading as ClearDA. ABN 28 500 456 852. Windsor QLD 4030. Email: info@clearda.com.au.

Phone calls. If you ask, we can call you to explain what's in a kit or help you find something in it. Calls are general information only, the same as our kits, and not legal, building, planning, engineering or financial advice. On a call we won't assess your plans or site, tell you whether your project needs approval, recommend or engage contractors, or manage any part of your project. For those, speak to your council, a building certifier or another qualified professional. We don't record calls, but we keep a short written note of each one.
